Real Estate Photography Technique: Living/Dining

The week’s image was taken at the end of at twilight shoot with the subject being an open plan living and dining room within a two-storey luxury townhouse. The purpose of the image was to show the (open plan) layout of the kitchen and dining zones, as well as the feature wall running alongside the staircase to the second storey. Only three brackets were captured as the interior was well lit by the artificial lighting.

The rule of thirds grid places the kitchen in two-thirds of the space and the dining and feature wall within the first third on the left-hand side of the frame.


The bold converging lines of the accent lighting, cupboard edges and kitchen bench frame contribute to bringing the viewer’s attention to the feature wall surrounding the front of the staircase to the first floor of the town house.


The two kitchen stools were moved to the right-hand side of the kitchen bench to open a clear path through to the entry and stairs. This helps separate the kitchen zone from the dining zone and shows that there is enough space to walk through. Having the chairs on the left or middle of the kitchen bench would have ‘closed’ this gap and made this space appear smaller.


The left-hand side of the image is framed by the edge of the feature wall besides the stairs, and the right-hand side uses the pantry as a boarder, and to indicate that this is the end of the kitchen zone.


The camera was raised (on the tripod) to approx. 1.6m to provide more clearance over the dining table and the kitchen bench to show the features of the kitchen more clearly. The key features within the kitchen that are visible in this image include the gas stove, fridge, accent lighting and the transparent splashback/window at the rear of the kitchen with a view out to the green wall.
